Construction is slated to begin this year on an $18 million luxury condo development in downtown Greenville.
The four-story building at 702 S. Main St., called The Avant, will include units on the fourth floor that have two additional levels, according to a news release.
Stephen Mack, owner of developer STM Acquisition and Development, emphasized the use of local talent in designing the project, which is expected to be complete in summer 2026.
“We hope to display our commitment to advancing Greenville’s progress while paying tribute to those who paved the way,” Mack said in the news release. “Our team continues to draw on Greenville’s rich heritage while setting a new standard for Southeast development.”
Work on utility systems in the alleyway will begin this summer.
Core design for the project was completed by Parks/Player Architecture + Planners of Greenville. The contractors are Triangle and Rache Construction of Greenville.
A notable feature of The Avant will be an 84-foot water feature on the River Street side of the property. That work will be completed by BluWorld.
According to the release, rising construction costs have caused some initial delays, but they were overcome by the developer’s use of value engineering, which allowed the team to optimize the structural components of the project. Value engineering is a systematic method for analyzing a project site by identifying essential functions, design opportunities and alternate methods to meet a project’s budget and schedule requirements, the company said.

Priority was placed on sustainability and efficient use of space in development of The Avant, the release stated. The automated parking system in the basement, which creates 29 parking spaces, is designed to play a key role in reducing both construction costs and urban sprawl while enhancing convenience for residents, the release said.
Harding Autopark Systems has the contract for the parking system. The company creates stackable parking solutions that include elevator-like parking spaces.
The developers say The Avent will provide lifestyle-centric residences in Greenville.
“The vibrancy of this location is unmatched, with numerous restaurants, theaters, boutique shops and the Greenville Drive stadium just steps away,” Karen Turpin, residential broker for the development, said in the release. “The thoughtfully designed floor plans include both two-bedroom and three-bedroom units, some of the largest condominiums on Greenville’s Main Street.”
Structural engineering is being provided by Fuller Group of Greenville. CES of Greenville is providing mechanical engineering and BlueWater Civil Design of Greenville is in charge of civil engineering.
